Aaron Motsi
Quantity Surveyor
Aaron is a recent Mechanical Engineering graduate from The University of Huddersfield. Starting in the industry as a quantity surveyor Aaron has gained valuable experience in planned and reactive maintenance work.
At Bulb, he works with the both the contracts and client teams to ensure that projects are commercially successful.
Aaron enjoys rapid prototyping and football in his spare time.
Alan Ellender
Site Manager
Alan has extensive knowledge and experience as a Site Manager gained in the UK and abroad. At Bulb, Alan has managed site activities on numerous laboratory and commercial design & build, fit-out and refurbishment projects of value upto £3m.
Andi Berkemer
Estimator
Andi is a Chartered Construction Manager with more than 25 years of experience in the construction industry.
Starting in the Joinery industry, he has experience in estimating & project managing projects across a large range of industries: hospitality – hotels & restaurants, rollouts of stores for mobile service providers & retail stores, corporate offices, medical facilities, commercial office fitouts and many more.
Andi enjoys sailing with his family, cycling, scuba diving & enjoys the outdoors.
Cameron Ironside
Estimator
Cameron is a construction professional with experience in tendering and negotiating various projects, procurement of packages and coordination of design and implementation and value engineering. He began his career working as an Estimator in specialist wet room waterproofing, structural waterproofing and drainage. His experience includes 5 years in the role of estimating that encompassed the analysis of tender documents, site surveying, measuring and quantifying drawings, and providing competitive cost proposals to potential clients.
As Estimator at Bulb, Cameron is responsible for preparing competitive budgets, thorough estimates & tender submissions and is also involved in the design specification of projects.
Away from work Cameron enjoys going to the gym, playing golf, watching football and spending time with his family and friends.
Charlotte Payne
Accountant Assistant
Charlotte has years of experience in customer services and credit control. She is responsible for the accounts administrative tasks ensuring all the processes are correct and payments are made.
Away from work, Charlotte enjoys travelling and spending time with her children and friends.
Chris Anderson
Contracts Manager
Chris is a highly experienced construction professional with over 37 years in the industry.
Starting his career with a carpentry/joinery apprenticeship, Chris progressed into site management working as an Assistant Site Manager, and subsequently worked his way up to Contracts Manager.
Chris has carried out numerous design & build, fit-out and refurbishment projects, across sectors including industrial, retail, modular, sports & leisure, refurbishment, base build fit-out and new build projects ranging from £300k to £35m. Chris’ trade background gives him an insight into problem-solving, which is key to delivering a successful project. As Contracts Manager at Bulb, Chris is responsible for managing the successful delivery of high quality & bespoke office and laboratories projects which meet the client needs.
Craig Oliver
Technical Services Manager
Craig has 12 years of valuable experience in the construction industry. Starting out as an installation engineer on commercial installations, Craig went on to work as a supervisor of maintenance teams & projects, & finally progressed into project management of commercial installations.
With further qualifications in electrical design, Craig has worked with the design team in the electrical design of projects in the UK and Europe to ensure efficient and compliant design. He has delivered many electrical & mechanical projects of varying complexities, from secure data centres, and R&D facilities through to commercial office space.
As Technical Services Manager at Bulb, Craig will work with the team to review all aspects of the M&E works to ensure designs & installations are streamlined & improved in order to offer better than 1st class installations. Craig is a team player who collaborates easily with all client-appointed team members, to ensure successful partnerships & smooth project delivery.
Dan Newton
Project Coordinator
Dan started his career in the construction industry as an Electrical Estimator, working on large commercial and residential projects before moving on to work in the fitout market.
As Project Coordinator at Bulb, Dan manages pre-construction activities in preparation of new laboratory & office proposals for submission to clients. Upon agreement, he is responsible for handover to the Bulb delivery team.
Dave Graham
Business Development Consultant
Dave has had a progressive career in the complex arena of drug/device projects leading high profile and valuable projects through product development and technical transfer into commercial manufacturing and launch. More recently, with an inherent understanding of the life sciences sector, he has promoted the East of England as the go-to location for pharma/biotech/medtech companies and built an extensive network across convergent sectors.
Derek Jones
Managing Director - Pre-Contracts
Derek is primarily focused on developing Bulb’s relationships with clients at the consultancy phase. As pre-contract director, Derek also manages the tender submissions and finalisation stage of the design.
With his family now fully fledged, outside of work Derek is a keen fitness enthusiast and enjoys mountain hiking, cycling & football. With an ever growing bucket list, Derek's current interest is to further explore the mountain ranges of Europe.
Dion Reid
Senior Technical Services Manager
Dion works across the team managing the mechanical & electrical services design & installation. He assists the pre contracts department to ensure compliance, as well as the contracts department with the effective & safe delivery of projects. With over 20 years of experience, ranging from installing the smallest of air conditioning systems or servicing & repairing the cooling for large data halls, right through to estimating & managing multi-million-pound mechanical contracts, Dion has a wide range of experience & knowledge. His mechanical engineering background provides a valuable level of additional control over our increasingly complex projects.
Emily Urban
Laboratory Specialist
Emily is a masters educated biochemist, with a background in microbiology, diagnostics and drug design. Her main research focus was using structural biology for bioremediation of oil spills and ammunitions dumps in oceans, before using the skills gained for pharmaceutical research. Emily draws on her experience of working in multiple different labs, (including UKAS accredited, GLP through to GMP labs), to help with user requirements and validation of Bulb’s bespoke laboratory design and fit out work.
Hannah Jones
Sales & Marketing Manager
Drawing on her MA in Marketing Hannah works to deliver the integrated marketing strategy across the both the office & laboratories sides of the business. This includes website & social media content and the sharing of the team’s collective expertise. With a BSc in Psychology & MSc in Leadership & Service Improvement, Hannah began her career in healthcare. Working in senior management for a number of years Hannah has a range of experience of people, performance and project management at both operational and strategic levels. Hannah is familiar with multidisciplinary and multiagency working.
Karen Wilson
Financial Accounts Manager
Karen Wilson is an experienced accountancy expert and is responsible for documenting & recording the many costs involved in running our business, ensuring that we and our suppliers are paid correctly & on time.
Away from work Karen is a member of Rock Choir, rehearsing every week towards the year’s big performances.
Kelly Townsend
Project Coordinator
Kelly has wide knowledge of both the technical & construction sides of the industry. His role is to manage the delivery of projects for Bulb both before & whilst we are on site, including client move management where required.
In his spare time Kelly enjoys both watching and playing all sports. He’s a bit of a technology buff and enjoys socialising and spending time with his adult family.
Kirsty Brookfield
Office Manager
Kirsty has years of top level PA & office management experience and is key to ensuring the office operates in perfect harmony. Combining her organisational and communication skills, she provides vital support to the whole team.
Away from the office Kirsty is a mum and enjoys spending her time with family and friends.
Manisha Kulkarni
Director of Science and Technology
Manisha is responsible for providing scientific expertise for Bulb’s lab projects & building relationships with the scientific community. Her lab user experience (+20 yrs) allows the Bulb team to get a clear understanding of clients’ design & fit-out needs.
She also heads Bulb’s corporate marketing function and ensures the development & delivery of a integrated marketing strategy.

Managing Quantity Surveyor
Michael has over 25 years’ experience in the construction industry focused on quantity surveying & commercial management. Throughout his career, he has worked for both main & specialist contractors.
As an advocate of collaboration, Michael is dedicated to ensuring successful commercial outcomes for all project stakeholders.
Neil Anderson
Senior Contracts Manager
Neil is a highly experienced construction professional with over 38 years in the industry.
Starting his career from estimating and quantity surveying Neil managed numerous design & build fit-out and refurbishment projects.
He recently managed and delivered a very challenging £3M, cat A fit-out on-time and on budget.
Nick Jones
Contracts Manager
Nick has worked within the fitout and refurbishment sector for over 30 years, managing a range of projects, and has significant experience of the bioscience and pharma sectors. As Contracts Manager, Nick’s role involves working closely with clients to ensure seamless delivery of high-quality projects. Away from work he enjoys offshore sailing and is also an advance scuba diver - so spends most of the time on or under the water.
Paul Horsburgh
Managing Director - Contracts
Paul is responsible for delivering all of Bulb’s projects nationwide. He is devoted to ensuring our standards are of the very highest quality and that our safety measures are maintained.
Paul has a grown up family. Away from the office he enjoys all sports particularly skiing. He loves following and watching London Irish. Paul is also an avid film buff and enjoys all things cultural.
Peter Riley
Pre-Contracts Director
Peter has extensive technical knowledge of the construction industry. His main role is to oversee all pre-construction design and tender activity, as we strive for continued quality & improvement. Peter is involved in tendering and negotiating design and build projects, procurement of packages and coordination of the design and implementation.
Peter is a family man, an ardent supporter of Everton FC, enjoys a good takeaway and is a big animal lover.
Ravi Kalsi
Laboratory Specialist
Ravi is an experienced microbiologist, having worked in a microbiology lab for over 4 years. He specialised in bacteria, legionella, cryptosporidium & giardia parasite testing in water. Having worked in a microbiology lab for several years, this allows him to use his knowledge of equipment and workflow to help with Bulb’s bespoke laboratory fit out designs.

Health & Safety Measures
A responsible approach to health, safety and welfare issues is key to ensuring that all activities under our control are carried out in accordance with regulatory requirements and safe working procedures, and in regulatory compliance with statutory provisions. Bulb employ a team of independent auditors that undertake laboratory safety audits on our sites and provide training to staff and site operatives.
Any client has a responsibility under CDM regulations to appoint a specialist who is competent to comply with health and safety requirements. Most client duties require action well before construction starts on site. As an accredited Safe Contractor, Bulb can aid clients in identifying hazards, creating a plan to organise and control health and safety matters throughout the lifetime of a project.
