Project Goal

Life Science REIT’s investment objective is to provide Shareholders with an attractive level of total return. The focus is capital growth whilst also providing a growing level of income by investing primarily in a diversified portfolio of UK properties that are leased or intended to be leased to tenants operating in the life science sector. The Board has appointed Ironstone Asset Management to provide day-to-day asset management and investment advisory services to the Group.

We were tasked to convert two floors of a key building located in the heart of the UK’s knowledge economy in Kings Cross, into speculative R&D facilities (containment level 2) for life sciences clients.

Skills & Results

Due to Bulb’s experience of fitting out the third floor of the Rolling Stock Yard for PacBio, Ironstone approached us to design and deliver the remaining two floors of the building.

Drawing on our vast experience working with science and technology clients, and our understanding of their requirements, we designed speculative laboratories primarily targeted at growing life sciences tenants.

Each floor has an approximate 60:40 ratio of integrated lab and office space respectively.

Laboratory areas include a mix of open-plan labs with modular benching and several support labs such as wet labs, utility, store, and freezer/ liquid nitrogen rooms. Open labs are designed for flexibility to be subdivided into smaller labs if required by tenants. On each floor, the laboratory area is connected to the office via a lobby for contamination control and a separate goods-in entrance.

Laboratory services include a ventilation strategy, small & resilient power provision, specialist lighting, vulcathene drainage and common laboratory gases provision.

Offices facing the building front include reception, open-plan seating, meeting rooms, breakout, and collaboration spaces. View the office space here.

The client is delighted with the result and has already secured a tenant for the second floor. The Bulb team is on site customising the space for their exact needs.

We offer both wall mounted and benchtop shelving for reagents, typically in either 18mm MFMDF or 16mm Trespa Toplab Base. Wall shelving is mounted on a bracket system, while benchtop shelving is typically supported by fabricated steel frame.
